The Central Florida Home Buyer's Due Diligence Checklist
The buyers who close on time and without regret are the ones who did their homework before the offer, not after. Here is the exact order I walk my clients through.
Why due diligence is the difference
In Central Florida, an offer is the beginning of the work, not the end. Between offer and closing you have a finite window to confirm that the house, the price, the neighborhood, and the numbers all work for you. The buyers who close smoothly are the ones who used that window deliberately, while the ones who scramble are usually the ones who waited.
My job is to give you a clear sequence so nothing important slips. Here is the order I recommend, starting the day your offer is accepted.
The checklist, in order
One: Confirm your loan approval. The minute a contract is accepted, your lender orders the appraisal and the title search. Get your approval letter updated, answer every document request the same day, and you will never be the reason a closing date moves.
Two: Order the inspections within the first week. In Central Florida this means a general home inspection, a separate four-point or wind mitigation survey if your insurance needs one, and targeted specialists for the roof, pool, septic, or well when the property has them. Do not bundle everything into one afternoon; give each inspector time to actually check.
Three: Check the title early. Your title company searches the property for liens, easements, and ownership issues. Ask what the documents say about HOA covenants, deed restrictions, and any pending violations before you invest more money.
What people forget until it is too late
The items that surprise buyers most are the quotidian ones: the exact HOA rules on rentals and exterior changes, whether the flood zone matches the lender's requirements, what the water level on a lakefront property does in dry season, and what the current homeowners insurance actually costs on that roof. Verify insurance before you commit, because in Florida the insurance quote can change what the house is worth to you.
Keep one running list of questions and send it to me plus your inspector, your lender, and your attorney or title agent. If any answer makes you uncomfortable, we address it immediately. That is what I am for.
Bring me your questions early
Every week, I sit down with buyers who are worried about overpaying, about missing something, about not knowing what to investigate on the property. The cure is the same every time: a written plan, a calendar, and a team that answers questions the day they are asked.
If you are under contract or about to be, send me your checklist and I will walk you through what is left. My job is to make sure you get every answer before you sign anything final.
