J Justin Wiechart Your Home Leader

The selling guide

Your home deserves an expert preparing it for market.

A sign in the yard is not a strategy. Selling for your best net takes preparation, pricing, and process: the inspection before the listing, the staging that makes your light show on camera, the launch priced to evidence, and a contract managed to closing. That is the full job, and it is the one I have done well for 25+ years as a licensed REALTOR.

I work to keep clients out of contracts they are not ready for, and equally hard to keep deals in contracts that are right, by making sure the preparation and the documentation are done before problems can appear.

The six-week sprint to your best sale

Prepared listings outperform hurried ones.

01

The pre-market audit

Comps, condition review, and the insurance and title questions buyers will raise. We fix the fixables and price the rest with evidence.

02

Staging and light

Homes photograph bright and true: decluttered, staged toward the best light, and ready for the camera. Buyers buy the feeling and the facts.

03

The marketing plan

Professional photography, honest descriptions, and placement across the MLS and every portal where your buyer actually looks.

04

Pricing with data

The first 14 days tell the story. We launch at the price the evidence supports, not the price hope suggests.

05

Showings and feedback

Showings scheduled around your life, buyer questions answered the same day, and feedback collected and acted on.

06

Contract to closing

Offer review, negotiation, inspection management, and the closing calendar. You know every step before it happens.

The mistakes I fix every week

Where sellers lose money.

  • Pricing against what you hope it is worth instead of what the evidence says buyers will pay.

  • Skipping the pre-listing inspection, then watching the requested credits grow at the buyer inspection.

  • Ignoring insurance: roof age, wind mitigation, and flood zone are buyer questions that never wait.

  • Marketing without a plan: good photos on one portal and hoping does not sell a home in this market.

Every one of these is avoidable with a preparation phase. My pre-market audit exists to find them before a buyer does.
