Home Insurance in Florida: What Buyers and Sellers Need to Know

Insurance can make or break a Florida purchase, and buyers with a plan get better quotes, faster closings, and fewer surprises. Here is what to organize before you offer.

Insurance is a Florida contract problem, not an afterthought

In most of the country, buyers shop homeowners insurance after the offer and it works out. In Florida, the insurer's appetite for the risk, the age and condition of the roof, and the wind mitigation rating of the house can all change what a home costs you or whether the bank will lend on it at all. That makes insurance a contract-stage issue.

The houses that close fastest are the ones whose buyers contacted an insurance agent before writing the offer and ordered a quote on the property immediately after acceptance.

What affects your premium

Premiums are driven by the roof age and material, the wind mitigation features like hurricane clips and shutters, the home's elevation and flood zone, the distance to the coast, and the insurer's current position in the Florida market. A four-point inspection or wind mitigation report often earns credits that meaningfully lower the quote.

Flood insurance, when required by the lender or the flood zone, is a separate policy with its own cost. Know whether the property sits in a flood zone before you make an offer, and know what that policy will cost.

My advice for buyers and sellers

Buyers: line up an agent who writes Florida homeowners insurance, get a quote before offering, and order the four-point and wind mitigation early if the home is older. Sellers: gather your current policy, roof documentation, and any mitigation certificates before listing, because buyers will ask and the answers are part of the home's story.

I help both sides find the documents, read the quotes, and translate what the insurance market is telling us about the property. It is one more way I keep my clients out of surprises.
